Post: Structuring a wholesale deal that is Sub-2

I have been asking this question to other wholesalers in my market because I run across them quite often. It must be some top secret information that they don’t want to disclose or want to share with me. Is it something that is beneficial to learn? Who is willing to show me how these deals are structured?

I thank y’all in advance for your time and feedback.

I am still a newbie to this industry, but just by reading up on it it could effect many businesses. They have millions to spend on marketing and buying houses. I’m just curious as to what y’all think about it.

@William Allen

Definitely inspiring! Thanks for sharing your success. I am in the process from retiring from the Army and have been studying and researching REI for the last few months. Everyday I am learning more and more and eager to start on my next journey after I hang up my boots for good.

@Mike Miller

That’s some pretty good insight. What better time to retire and invest.

@Taylor L., @Christina Savinar, @Michael Albaum

Thanks for yall's input. I like the idea of getting insurance to start. Does wholesaling require having insurance? Later I will get the LLC after I get my first rental property under my belt.

@Yasir Einaudi

Thanks man. I've been noticing a lot of foreclosed and ready to auctioned properties on the market. Judging from an agent in El Paso, is that an average trend in the market or does it fluctuate?

@Joshua Wynn

Welcome to BP! I am also a WO just getting my feet wet. I think we can be good real estate investors. Being a WO that has taught me is to be the subject matter expert in my field and we have to be technically and tactically proficient to accomplish any mission. We just don't know how to fail.

I've been putting together my business plan and doing a lot of research and learning through podcasts, reading, YouTubing and networking about real estate investments while on vacation here in Afghanistan. I plan on putting my money to work for me by making it through passive (Rental investments) and active (Wholesaling, BRRR, and Flipping) incomes. BP has allowed me to network with local investors in El Paso and around the country. There is a big military presence on here as well.

Good luck brother!
