Typically there is other verbiage included in the hold harmless clause:
"other than as a result of willful misconduct, recklessness or sole negligence of Agent."
"except for loss or damage caused by Agent’s sole negligence, recklessness or willful misconduct of Agent’s employees."

Wasting your time with non-qualified applicants will make you miss the good ones. I think you are on target.

The 3 D's of effective management are to decide, delegate, and disappear. Until you can disappear, you shouldn't hire a property manager.
Micro management is a lose for everyone. Don't put yourself through the aggravation.

Every idea is good and there is an opportunity with some of what you are presenting here.
The reality is that Tenants need more help finding homes in Atlanta than Realtors/Landlords/Property Managers needing help finding Tenants.
Come up with a service that tenants pay finders fees for rentals and then you are on to something....imo.....and something that has been on my back burner for awhile.

@Lucas Hammer, I get it. The reasonable approach is always best.
I picked up some information a couple of months ago in regards to new properties we acquire with tenants in place. As a property manager, I accept all the policies and procedures of the previous landlord, management company, and tenant unless I state otherwise during the transition. This could be a 2-way street if push comes to shove so don't press too hard on the minor stuff. I agree about not being responsible for the damage clean up.

If there is something on their list that is unreasonable, I'd question it with a phone call. If everything is reasonable, implement it for your properties and tenants.

I'm not a tax guy or finance expert but I think you have a depreciation recapture tax also.
