Doing anything else other than calling your PM and working it out will cost thousands more in time and money. You can have this wrapped up in under 10 minutes.

A professional firm will have their own insurance to protect themselves on top of the additionally insured required from you. Being additionally insured helps them protect you and act on your behalf if needed. It does allow them to be an extra set of eyes if your coverage changes/lapses for any reason as @Robert Melcher touched on.
Being additionally insured is also an extra layer of protection for the mgmt company if the landlord/property owner makes any poor decisions.

Whether you are a Landlord, Tenant, or Pm, you'd better have a screening process for the other two.

I think the tenant is the unscrupulous one here but none of us are perfect so when something does get overlooked or a mistake is made, the opportunity to make it right will win a client over forever. Call your PM, talk it through, and it will probably work out.

Definitely find a lawyer who specializes in Landlord Tenant law. A great source for that would be to go to magistrate court while court is in session for dispossessory hearings. You will find a half dozen or so attorney's working files for some of the big apartment communities in your area.
To find a great lease, find the best most established property management firm in the area who is active in Narpm. I bet you can buy a kit from them if you don't want their services.

From what I've seen on bigger pockets, 400-600 should be accurate for large cities and their suburbs.
IMO- The 400-600 is a model if you want to focus on great customer service.
