I invest in passive real estate investments, non-listed REITs mostly, and performing notes.  No interest in owning and dealing with rental properties myself.

You might want to take a look at the NACA program (naca.com). NACA is a non-profit that offers zero down, no closing cost mortgages on 1-4 family owner-occupied homes. The process starts with attending a workshop. Check out their website www.naca.com

Marshall Reddick (marshallreddick.com) originates fix and flip and buy and hold notes for REI investors, funded by note investors. I haven't worked with them but attended one of their webinars.

Probably a good idea to post what type of projects you are looking to fund.  Are you looking for hard money or private money for flips?  Conventional financing for buy & hold, etc.

This is a huge and growing problem.  Scammers are getting very good at hacking emails and sending convincing emails that look legitimate and have accurate information regarding the borrower and loan number.  Don't feel bad.  Banks are falling for it also.

It depends on the particular MLS. In Massachusetts, the main MLS is not owned by any Realtor board. Realtors get a discount, but you can be a licensed, non-realtor like me and gain access. The Cape Code regional MLS is owned by the Cape Cod and Islands Association of Realtors and they DO require that you be a Realtor to join. NH, VT allow non-realtors, RI does not...

It does happen. But it's no joke for those that get caught. I've turned in one broker and one salesperson into MLS organizations I belong to for this very thing. The broker lost his membership and no membership = no brokerage. The agent was fired from his agency the next day.

You definitely should seek the advice of an experienced elder-care lawyer.   There are some allowances and tools, like single-premium immediate annuities to hang on to more of the money for your mom.  The laws can be complicated and it easy to get tricked-up and shoot yourself in the foot with medicaid look-back periods, etc.
