You should be able to continue to put money into your Roth IRA by way of what's known as a "backdoor contribution", where you make an after-tax contribution (no deduction) to a traditional IRA and then roll it into your Roth IRA, without paying taxes. This ability is not capped by income. But beware, if you have any traditional IRAs with pre-tax dollars in them, that mucks up this strategy and is a bit more complicated. As always, check with your tax adviser.

You cannot use a sub-to arrangement with a reverse mortgage.  When she leaves the house, the mortgage is called.  Period.

The agents shown on Zillow, other than one that may be specifically designated as the listing agent, are just regular agents who pay Zillow for advertising.  They will represent you as a buyer's agent, like any other.  Not suggesting you necessarily use them, but they are not affiliated with the property.

USDA guaranteed and direct loan programs are for single family properties only (including houses, approved condos, new mobile homes, townhouses).  If you have specific questions, I would contact your state USDA field office.  Contacts can be found here:

I can't answer for them, but their website doesn't indicate that buying/reselling notes is part of their business model.

Was curious if anyone funded a note originated by Safeguard Capital Partners and what your experience and results had been. They originate 5 year interest only notes for buyers of turnkey SFR properties working through a network of turnkey providers.

There is usually a clause in the P&S or addendum to the effect that if the seller needs time to remove any defects in title, deliver possession or make the premises conform, you agree to give them an extension and if they are unable to perform by the expiration of the extension, the seller will refund buyer's EM and the contract will be void with no recourse to either party.
