Try looking at multifamily properties and compare rents in the nearby area. Or you could have a real estate agent do that for you.

 I meant having a room mate living with you in your section of the 4 plex. Many people ask around for room mates to help pay down mortgages when you buy a home or put up couch space on Airbnb.

Having experience in the nursing field and with care homes, the inspector that will give you the final approval to run as an assisted living facility has the final word. If they belong to the state, that's who you would talk to. Having fire sprinklers in an assisted living facility is very new to me. Must be something new starting up in Virginia. 

Just wondering. If you purchase a 4 plex with a loan that requires you to live in the property (conventional, FHA, VA), could you sublet the property while you are staying at it???

You should be able to do a VA streamline refi and be able to rent out your property. I bought property in Texas and there was a window of about 1 year where a bunch of refi lenders sent representatives to my door.

I think the biggest obstacle is getting a lender that can work with you. All the internet information that you can find won't help you if a lender can't work with you.
