You've already started by visiting BP.  Like Shawn said, search the blogs etc.  Also, there is some valuable stuff on You Tube.  Lots of free stuff! 

Try to have good balance though.  Don't be like a lot of us and simply learn, learn and learn but never take action...........good luck

That's crazy!  Be careful out there.  The guy sounds like he might be trying to build a buyers list.  He could have been a newbie that's afraid to talk to you.  If he does it again you could notify Craigslist. 

Also, technically he is committing a type of fraud.  But the bottom line is if he is willing to take the ad down.  I'd probably say that's as good as it will get.

I'd say definitely to put it under contract.  Then start the marketing machine.  Don't worry about the details so much.  If the deal makes sense it will fall into place.........Roland

Yeah, I think most investors would say not to seal it.

HI Patrick,

From my point of view I've advertised a lot of properties for sale on Craigslist.  If you have a signed agreement you have interest in the property and therefore you can feel comfortable advertising the house for sale. 

A point can be made that you are selling a contract vs a house.  But it might just come down to 6 of one, a half dozen of the other.................just sayin

Welcome to North Carolina.  I'm sure you will do very well.  I'll be happy to network/partner with you on some deals.  I'll touch base with you........Roland

Another thing to keep in mind is the motivation of the seller.  Determine why the seller is stuck on his number.  Does he need a specific amount for travel, moving, buying another house etc.  Who knows!  The best way is simply to ask.  The answer can help you negotiate more effectively..........good luck

It may vary state to state.  But the Real Estate Commission has no authority over you.  Because you are not a real estate agent.  I'm not saying that they can't kick and scream and report you to the Attorney General.  My understanding is that when the signs the contract to you.  You have a vested interest in the property.  You can do whatever you want within the boundaries of that contract. 

I'm not an attorney and I don't the laws of every state.  An idea would be to maybe speak to a real estate attorney.
