If we really want to get technical about it would you buy it if they were selling a $100,000 house for $5.

That may be splitting hairs but is it any different than when they want $100,000 and it's only worth $100,000.  You will not buy/flip that deal.

I think that the bottom line is that it's a nice marketing strategy!  Be open and honest with the seller.  Usually a motivated seller only wants the house sold!

Hey Javonni,

If you want to cover all of the bases and make sure it's done right. The best thing to do is to touch base with a local investor/wholesaler. Go to you local REIA and you will find your answer.

Ashley, you definitely should get business cards.  You are in business and it's very cheap advertising.

Hey Chris,

Wow, it would be great to do all of that.  However, if you are truly starting out I'd recommend focusing on one area.  Probably your best bet is Los Angeles.  It's certainly big enough.  That way you aren't pulled in too many directions.  Just sayin.............

I'd suggest you touch base with a few colleagues at TREIA.  Their are some good investors there.  A few years ago I was going to do a double closing.  I did find a company that would do it.  However, I decided to use my own funds.  Unfortunately, I don't remember the name of the company.  But if you ask around with the other investors you can find them.

Yes, you definitely can find motivated seller deals that are listed with agents. The good news for you is that a lot of investors don't think so. However, I routinely get deals from motivated sellers off of the MLS............Roland
