Hello Investors/Contractors, 

I have a 32 unit apartment building in Pine Bluff AR, 3 minutes from the University and I am looking for any recommendations on handy-men, contractors, dry wall guys, painters, flooring guys, etc

The building needs a complete rehab, may include some framing re-work as well. 

It would be great to know if you guys know someone in the area.

Hi, one thing i have learned about a flip is if you buy a property with tenants in it, its better to have them there for 2-3 months and then ask them to vacate. This is solely for tax purposes. If you buy a property without renters, you really cannot deduct those rehab costs. We have understood this the hard way :-|

Currently we have a 32-unit apartment near the University of AR, Pine Bluff and we are currently looking for contractors, handy men, etc who can help us with the flip :)

Its a 5 unit multi-family, so commercial terms

Owned it for 1 year, under my name.

I am still on a CPA hunt (couldn't actively focus on this for a while now). In the meanwhile i have bought a really good and highly recommended book

"The Book on Tax Strategies for the Savvy Real Estate Investor" 

I guess I also would have to schedule some f2f BP get together meetings to share such information and help each other out :)

Hello everyone, I dont usually post on BP but looks like at this point its really important :) We had 4 rental units last year and it has doubled this year.

We are looking at expanding our team and are currently looking out for a CPA who has some experience working with RE investors.  Any good CPAs in Portland area anyone can recommend?

I will soon be closing on a fixer upper Duplex (Hard money). Planning on a refi in 6 months. 

Would it be profitable to split the Duplex into 2 Single family homes and get it appraised before doing the Refi? What would the process include and how much would it cost?
