I know I am missing some important lessons. That is why I am here and looking to learn. I am good with financial analysis (i am a numbers guy), but I think I am a complete noob with structural risk factors and the value-add / fix / construction elements.  

I need to start with turnkeys (SFR) that have good cash flow and ROI before I can jump into the deep end on value-add and multi.

Any suggestions or pointers on where to spend 100% of my time ?

@Karen Margrave Sorry for the confusion. I used to own a home before the last crisis. I sold it when I moved to NYC for a job. Since we came back to SoCal in 2013 we have been renting and rents have been on a tear.

My observations are just my own experience as a prior home owner and now as a renter.

I am a student of economics, so the rest is prognostication.

@Dan H. Thanks for the reply. In some ways thats what concerns me - how long will the gravy train last. We have had a big run up in rents, largely as a consequence of the last crisis and home affordability and new home supply being an issue. 

 That said, rent affordability is also an issue in places around here. Any job dislocation in the economy will probably hit renters pretty hard. We are navigating crazy times in the economy - going from a juiced up excess liquidity environment aided by central banks, to one that should stand on its own merit. Its going to be tumultuous.

I was overthinking this 4 years ago and I missed the boat. Fear and overthinking is what keeps me back but now I am more anxious because I fear the economy and asset values have peaked.

As I have read here many times on the forum, I have to act. I am having a hard time deciding when to jump in and where to do the first deal. But I am hopeful - joining this forum was the right first step.

@Eric Geers welcome. Glad you posted this question - I was also ruminating of this myself. So far my market selection criteria (just from a jobs potential) has helped me narrow Cleveland, Jacksonville, Houston, Louisville. I haven't traveled to any except Houston. Which makes me anxious about investing there yet.

Will read up on Fort Wayne.

Newbie here.. thought I'd post this as a separate thread.

1. What are your thoughts on the current environment in OC? Prices seem too high just as an observer and having lived in OC for many years. Do you think this is the right time for a newbie to get started or should I wait?

2. If you are in OC, where (city/area) are you looking for deals? 

3. If you were in my shoes, how would you use this time to prepare for the first deal. I have read all the BP books I bought on amazon already and generally am aware of the investing process. But looking for insights on geography specific preparedness.

Hello all,

I am a newbie out of Orange County, CA. My day job is a software engineer but I am looking to expand my comfort zone and thereby work towards my financial independence. 

Real Estate (buildings) has always fascinated me.  If I could go back in time, I may have gone with my first choice in career - an architect.

Anyway, that's not why I am here. Just wanted to say hello and network with other like minded folks. Looking for advice, tips - any and all appreciated.

What are your thoughts on the current environment in OC? Prices seem too high. Do you think this is the right time for a newbie to get started or should I wait?

If you are in OC, where (city) are you looking for deals?
