They can do a video scope to find what's going on and can either snake the line or hydrojet based on how your clean out is configured.

Unless you have a relationship with the GC, as Nick said its hard to get them out to quote before getting in contract. Otherwise, you can pay a FEE to compensate for their time to quote prior to getting in contract. If you end up using them, they deduct the fee out of the invoice. Couple of options to start with:
1. Josh Jenkins (Jenkins Property Solutions) can quote if you pay him $200-$250. I know of Nick and few other seasoned investors who uses Josh a lot. Josh has quoted cosmetic rehab for me just based on pics, video walk through before.
2. I have had good experience with Mark Mayers of RMGIndy. I always walked him after getting in contract. Does the project on time, within budget, and affordable.
3. Patrick Grayson of StolCo design has good reputation (and a member of CIREIA) and may not charge anything to quote on a property if you are serious (even if you are not in contract). I have not used him yet.
4. I heard Matt Hum of Hum&Co LLC is great with interior work but may be slow, but affordable; have not used him yet.

Appraisals and loans are taking much longer in general, but he's got a great team and do all they can to move the process forward.

All of the following are good. It comes down to availability.
1. Wylie Womack - every nook and cranny inspection
2. Neil Perry - ihinspections dot com. Very easy to schedule with him. He communicates very well.
3. Markham Inspection Services
Christopher Markham
4. Holland Inspection Services
Joe Holland
5. Larry Reed with BPG Inspections. Multiple people in BP have used and liked him for being thorough. I have not used him yet.
