Going door to door works as long as you know the "magic phrase". I wrote a long article called "Door Knocking 301" that is in the bigger pockets article directory...it will give you a ton of info.
I would NOT use any of that $100,000. The biggest mistake new people make is that they think they need their own cash or credit. Also, be careful who you let know that you have that 100K.
I am a fellow NOVA person, so I will see you at the REIA meetings.

Only accept money orders or certified checks from the bank.

Ingrid,
I'm glad you earned their respect. However, I never do my own repairs. It's not worth my time....us investors need to always focus on high dollar activities.

Alex,
It all depends on if the sellers know you are wholesaling the property.
If they don't know and you are dealing with a retail buyer (and not a savvy investor) I would show the property myself.
Tell the buyers you are working with the sellers helping them sell the property.

Websites are very important because they make you seem credible.
Don't worry too much about making it super fancy or anything, just as long as you have one and can put the address on all of your marketing materials.
