Wholesalers exist to find property that has value per the rehab formula of 70% ARV.

That is difficult to come by hence the premium paid by investors\rehabbers.

And yes wholesalers are on the hook to buy the property unless they reassign or back out.

I have marketed to absentee's and I've found they are not a motivated bunch.

Sure they call in but they want you to pay retail.

Perhaps it's the state I'm in.

So start with a small test mailing.

You could ask them if they know of anyone that wants to sell (that way the call is not wasted).

THEN modify your marketing.

Wholesaling IS Marketing.

I'm finding that to get good prospects to call I have to constantly twick my marketing.

The niche I'm focusing on is short sale properties in more than "normal" disrepair and not in the banks' interest of market as REO. I also like it if the short sale is pre approved and this is where I educate the distressed home owner and urge them to act.

If you don't mind me asking, how do you work your short sales?

Is there anyone that has worked a deal in NORTH MPLS in the last one year?

I have a seller that owes 90K in tax liens, but the house is worth $50K if that?
