Post: Getting paid when not party to the transaction

So how does one get paid in a real estate transaction if they are not party to the transaction but played a significant role in the successful conclusion of said transaction and they aren't a real estate agent.

I duplex id fully rented and the other is not. They are both on W broadway Ave , MPLS.

Can make 3-1 in each unit.

Attic can be finished to make 5 beds in 2 units.

$80K for each.

@Steve Vaughan and @ Josh Caldwell, just a quick update on this property since your invaluable input. The seller has hired  a lawyer to evict the tenant and promised to keep me posted.

I of course don't take that promise seriously and plan on following up regularly.

So one of my leads in facing foreclosure and wants out.  Here are the facts; he owes $10K past due and mortgage pay off is $140K. Comps in area are running at $189K.

He will walk away for $12K, meaning he will have only $2k in his pocket.

Other than doing doing an owner finance, what are my other options? I'd love to wholesale the deal if I could find the right rehabber.

Input anyone? Bueller?  Bueller?

@ John Mirles you probably want to start at the county property website to check if they have past due property taxes and if its a huge amount then call and verify if a lien is in place.
