@ Jesse T. How would rezoning into commercial change things? I'm asking because I have a SFH sitting on an acre, and the land is now zoned commercial. .

@kelly Arneson, I will second what @Dev Horn has said. I have contacted Mr Horn on that very question. This is what I've found. Just as real estate is local, so is marketing. In fact, with regard to marketing, what works in one zip code my not work in another.

What works in all zip codes generally speaking is "driving for dollars". I did that prior to any yellow letter marketing I did. 

 In real estate, location,location, location is said to be key. 

In real estate marketing, it's test, test, test (marketing techniques that is.)

@Mike Sedlacek, You are making an argument that's been making the rounds in the internet and articulated by a Florida lawyer named Kenneth Eric Trent. In my state of Minnesota,attorney William Butler  eventually got suspended after he filed several frivolous  lawsuits citing problems with the MERS system. In the 70's,the U.S dollar was no longer linked to gold,yet every one agreed that a dollar was still a dollar. People make money by selling FUTURES in wheat,oil,hogs...because of agreements in place. A lot of what you are highlighting in regards to mortgages has been agreed upon. Unless you find an exception in your case that you are also able to prove to a judge, you'd better start renting from a landlord, who will probably have used "funny money" to purchase the property and the property is part of his asset-backed security portfolio.

@Barry Courts, in addition to what @lisa Kohl has said you need to employ guerilla marketing and reach out to buyers outside of your zipcode and your state. You do this via channels that complement Biggerpockets like linkedIn, facebook and tweeter.

If you are wondering, there is a book that explains guerilla marketing.

@ Dale Thomas, I haven't worked with them.Sounds like you are trying to vet them. 

Why don't you ask them for client references.If they are legit they should be able to provide ample examples.
