@Hannah Williams, Just shop for an investor friendly realtor. Not all realtors understand the needs of investors.

Thanks for sharing your story. But it's not all bad.Your realtor has a point. Do a land contract. You can get a sizable deposit for down payment and then the monthly rent that will "stop your bleeding money every month". The best part is you can increase your price back up to the original $99K. If they default, you can kick them out and depending on the market, quickly sell it or do another land contract.

Here is what I have to say on the issue. Success breeds success. Also, if I'm sick and I go to the hospital and 2 doctors can see me right away, however one is coughing and hacking the other is toned,alert, smiling.....you can tell which one I'll be choosing.

@Matthew Rue, Pass them along to a fellow real estate agent who will list the house. The market will then determine what that "right price" is. 

They may come back to you if "the market" doesn't buy because they haven't updated the house. You will of course buy without those updates.

Keep the door open.

@Wayne Brooks, I have read your RE posts elsewhere on BP and I value your input. 

So I have read that if the payment is labeled "service fee" then all is kosher.
