Post: Winter Occupancy

It may be a little more difficult to rent in the winter months. However as already mentioned winter is sometimes a great time to buy. One way to get a good deal and not worry about renters is to purchase a fully occupied duplex in winter. Most already leased units don't have leases ending In Winter. So start the search right away and keep an eye on rented units and you just went right around your concern and obstacle. Hope that perspective helps a bit.

I agree with @Jean Bolger about once you see several properties you will start to mix them altogether in your head, at least I do as well. On top of taking pictures I also record notes about the house on my phone, what type of updates need to be made, impressions of the property etc. That way you can always go back and review your initial reactions to the property. 

Another tip to be clear in your strategy. It sounds like you have narrowed it down which is good as this will help a great deal in narrowing your search. There are a lot of properties out there, not all are good investments or one's that may align with your investing goals. The more clearly you can define what you are looking for the easier the search can be.

Lastly, run your numbers and be conservative. I like to use Real Estate Tools Property Evaluator to run numbers quickly, there are a ton of tools out there, that's one I like. Best wishes!

Thanks for sharing and Congrats @Matthew L.  on your first purchase. Like you said no matter how much you read you will always make mistakes and those mistakes are the best learning experiences by far.

@Jared Tillery  I am in a similar boat as you that my job has me on a plane every week and is difficult to attend meetings frequently. As @Ramon Jenkins shared it's one Tuesday night a month. I can't make it every month but can from time to time and is a great way to network even if you can't make it every time. I'll also share it's what you make it, you have to go out and introduce yourself to people and see how you can help each other to get the most from it. 

I would also recommend considering bigger pocket meetups which are usually the last Saturday morning of every month in Milwaukee. That shouldn't intrude on the work schedule as much but may a little bit on the personal schedule but again it's once a month. Those events are excellent as well for networking.
