My wife is going to start doing our books. She has bought Quickbook Destop 2016 for a Mac computer. Each time we talk to the quickbook support team, they are pushing us to buy the online version. Who uses Quickbooks desktop version and who uses the online version? Pros and Cons?

I would always have my contract read "John Doe, LLC and/or assigns agrees to purchase 123 main street blah blah blah..." That was you can always assign it if needed.

Hey Matt, 

Congratulations on getting started and your first post! This site is a great resource. Just make sure your taking advice from the right people! Everyone has an opinion.. 

Yes if your living in your home and renting a portion out, that is considered house hacking, and its a great way to get started investing.

As to your question, you need to look at a couple things. How much will it cost to get your place updated to the point that those are that are renting for 1,500? Do you have those funds available? If so, how long will it take to pay that money back by getting the increased rent? (If you spend another $7K, and it gets you another 300/mo then it would take about 2 years to pay back that additional investment).

Or you can look at it like a percentage return. (Spending $7K gets another 300/mo so that would be a 51.4% Cash on Cash return). I usually move forward if something will make me at least 12% CoC return. I got that % by taking $300 x 12 months and dividing by $7K total investment.

Here we have another North Chuck rental opportunity. Section 8 for higher rents. This could also be flipped, but numbers seem better for renting. House looks rough cosmetically, but it got a new roof 2 years ago. The last renters were not the best of tenants.. Spruce this guy up inside and out, and you will have a solid rental for the price! Keep in mind our numbers are BALLPARK, so do your own Due Diligence!

Here we have 2 cute, well taken care of cottages, in the hot area of James Island! 2 new roofs! Both buildings are around 750SF, plus the small additions on the back. 125 has a 3rd BR addition, and 129 has a laundry room addition. If this were my project, I would convert 125 to a 3/2, and update the inside. Then I would lightly renovate 129 as a 2/1 or 3/1. I would then sell everything for $390-430K as a main house with detached in-law suite, which could also be used as additional rental income for end user. My numbers are BALLPARK, so do your own estimates!
