if your looking to move soon, I don't see any issue with listing in fall. I have sold multiple houses at my asking price during the fall in cobb. Even winter. Good question about the 2 yrs. I would like to know as well.

@Miles West Great to hear you are still doing this. I just got a ton and about to get campaign in order. Have you been tracking numbers like: how many calls per 100 notes, how many leads per 100 calls, how many deals per 100 calls, etc. Would love to chat!

Just a tip, when I used to do this I would write

I have a good buyer interested in buying your house. I can make an offer in 24 hours. Please let me know, xxx-xxx-xxxx Steven

Do not leave the website because it makes you look like a dealer. I quick note is by far the best.

I don't say anything about price or cash or anything. I've tried it several different ways and that one seems to work the best. But you should see what works for you.

Steven, What were your numbers like? How did you pick what neighborhoods your hit? Did you pay someone to put them out for you? I just ordered 10,000 sticky notes and plan on doing a good sized campaign. Looking for some KPI's from others.

Some good country out here! Inherited property and owner is no longer wanting to be in the LL biz. Owner says roof is new as well as hot water heater. House is currently using window units. The property is vacant, and front door is unlocked. Do your own Due Diligence for numbers. Contact me to submit your offer!
