Post: Mistakes when analyzing first property

Quote from @Simon Ashbaugh:
One thing i've been seeing is overanalyzing, and no, I'm not talking about running too many numbers.
A perfect deal will fall in someone's lap that cash-flows 15-20k per year and they don't make a move because they feel something HAS to be hidden in the details that will turn the deal upside down. this is usually not the case. If you've crunched the numbers thoroughly and they work, then get a move on, because in places like Columbus Ohio good deals don't sit.

I hope you have a lot of cash available to cover the FTC fines. Fines for unsolicited calls and texts run from $500 to $1,500 PER CALL and there are a lot of attorneys out there looking for people like you to sue. They work on contingency, so it costs the plaintiff nothing unless the attorney collects from you.
Take a look at: https://www.fcc.gov/document/f... The FCC rules are here: https://www.fcc.gov/sites/defa... and some guidance from the FTC is here: https://www.ftc.gov/tips-advic...
Simple solution - DON'T.
Oh wow good to know. So any unsolicited calls could be subject to fines if they decide to pursue? What are the chances they do?

Not mine personally, but a buddy of mine did $200k assignment on one deal. Granted a large commercial project, but largest wholesale deal that I've seen at least!
We use Batchleads, great program to get up and running in wholesale and lead generation. That's definitely not an every month or every year kinda deal...but he steadily does $15-30k/month in assignments.
Mentors help but not a must! I think it is a good resource, finding one in your market and offering to help/JV/cold call etc. Jump in and get your feet wet!
Having a mentor or teacher In the space do you think would ultimately help me?
Yep! We use it as well for our internal lead gen. A great program definitely worth it. I would find a wholesaler in your area using it, and network with them! This will allow you to see how the tool is being used in your market and start find neighborhoods that are sought after, good opportunity zones and even building cash buyers lists for when you get your deals!
What type of marketing did he use and how much would you say he spent on it?

I would love to chat! I have several properties that would be perfect for BRRRR.
I’d love to see them
So to start I want to say I have a wife and newborn baby girl so it makes this a little tricky but my wife and I would love to house hack to free up our finances but we want a duplex or even better a triplex that is separated. I know it’s easier to get s traditional loan in a single family home but I can’t seem to find one that would allow us to be separated from our tenants (who I’m sure don’t want to hear a screaming baby) any advice here? Thank you to all!

Haley,
I happen to be that BP member that @Ian burg helped buy a house for! I have a duplex in Redmond with a tenant who pays over half my mortgage, and a friend in my second bedroom that reimburses me for utilities and food. My total payment is about $100, although I could easily rent my spare room for more and pay nothing. I just wanted to help out a friend and offered it to them instead.
Redmond is a good area and prices aren't too bad here yet. I am obviously bias because I live here, but it is certainly worth looking into. The weather is normally quite nice as well. A lot of sunshine, and endless amounts of activities to do outside. Also, Ian is great to work with, which made everything I had to do, really easy!

@Haley B. Hi Haley, did you end up moving to Oregon? My husband and I are on the same boat you were a year ago. We’d love to live in Oregon (we are looking where to move to) and wonder how’s the real estate climate and if it makes sense as we work on expanding our real estate business.
We are looking to purchase a large house (4- 5 bedrooms) or a small multi-unit to live in and rent out the rest. While setting up a couple short term rentals in the area(s) nearby.
Any suggestions or feedback is very much welcomed
