Hi Monica, wow, 17, that is amazing. Wish you the best of luck. I do think you need to be at least 18 to be able to sign a contract. But great job in learning and asking questions. Maybe look for a seasoned investor in your area to shadow. Or, call around to a local realtor, who also invests. They would be more open to helping you, as they get paid per closed transaction. Our office allows for electronic recording, but I'm sure there are still a lot of in person recordings. I think you will meet a lot of people and make good connections. I know we are constantly calling in to see if sheriff sales are recorded yet, or see when they will be recorded, so that our sales could take place on flip. You will hold a lot of power for sure. I would say, be really sweet over the phone and in do the best you can. Investors will take notice and remember you for next time. Good luck

If you already had a buyer lined up, I would agree that using an attorney for the transaction would be best. But if you're looking to sell it for top dollar, I would definitely use a realtor. I'm not just saying that because I'm a realtor... but because I did try the sell it yourself before. You'll get tons of calls from other realtors, and tons of calls from weirdos asking if you would rent your house.
Interview at least 3 realtors from 2 different local agencies. And pick who you like best, so has a good action plan, and who cares about you (by answering your calls and reachable). This should ease your mind.

I became a notary years ago, and still do loan signings. It wills in the down time, and you get to meet new people to talk about real estate. It's fun.

They say never do business with family, but when opportunity knocks.... I would want my name on the deed. Security for you, and he can't just sell it to someone else down the road. Protect your self and have it in writing. And I believe a refi cash out later, would be easier too.

We are pumped for the 2nd meetup in the Scranton Real Estate Investors Meetup!
We have two really awesome speakers.
We will do a real case study of a successful Scranton investment. This isn't HGTV, make stuff up crap. Real #s, real experience, and some awesome teaching points.
Then, we will have John Cicilioni talk about how he went from 0-100 units under ownership. Cool story!
We welcome seasoned investors, 1 or 2 unit investors, and even the "I want to learn more about rentals" investor. We can all learn from each other, motivate each other, and even invest together.

OMG, I had this happen last year. She was the nicest girl, but she would make several payments in a day. $25, $30, $10, $45, $25 (all online). It was weird at first, but figured out that had to be it. Thank you for posting. This brought back funny memories.

I use to go to court every week. There are 5 touch points. 1 is the initial posting on the door - (some leases will allow tenants to waive their rights to a 10 days notice - for late rents) or a 30 days notice is required on a MTM lease. 2 is the magistrate filing (about $150 to $175 - depends on how much is owed, and how many people on lease or you'll have to write "Et tal" after 1 name to cover the entire household when you don't know exactly who lives there. 3 is going to court - the local magistrate will mail you a date and time to appear. 4 is waiting the 10 days after you won possession. If after day 11, they have not left, you file again at the magistrate office and pay again, about $150 ish to have the constable come out and physically remove them. 5 is the appointment date with constable. Ultimately, it is best if tenants are gone, but if not, constable will remove them, and you change locks. All together, about 45 days if no posting is required. But I have a really good feeling August 2 will be a very busy day at the magistrate office for the ability to remove all the non-paying tenants during covid, who took advantage. Good times
