I'm in the same boat as Corby, I pay GC 50% with no issues. However, in the contract with a new contractor, I would specify reductions in writing if they can't meet their deadlines. i.e.: they state 2 weeks. anything longer and the remaining 50% to be lowered by a percentage or dollar amount each day over those 14 days. You use that at your discretion. So if for example, the GC hired a painter and it rained for 2 weeks, I wouldn't reduce the amount because no sub-contractor could have done it. Hope that makes sense.

I personally love punch lists and the flexibility to get materials myself but also get materials quoted just in case. I do ask for prior work. But piggybacking off of Doug, good work, on time and delivering what you say while being a good honest person will get you more work then you can handle so be careful not to spread yourself too thin.  I am also going to connect if you don't mind.

Hope that you were able to get something done on these. My 9-5 is commercial lending and directly lend out capital on investment properties large and small. I invest and work in Tampa Bay area. My 9-5 is commercial lending and we change our terms based on risk in the markets. Currently we do offer up to 85% for rehabs or 80% for purchases and refi's based on experience. Feel free to connect and I can work up scenarios for you if you are interested.
