Hi @Quinton Oake thanks for responding. Yes, we have a property in Long Beach. I continue to look and am not opposed to something local, but prices can be prohibitive. But this particular property was a rare situation (think death, debt, divorce) in late 2017 early 2018, just before the market got smoking hot.

Preferred Properties
- 3/2's
- needing work OK
- Need minimum of $25K profit potential
Commercial Properties:
Preferred Property Type Criteria:
- Class C residential apartment building with 15 to 50 units in Class A, B or C neighborhood with value-add potential. Include mixed used with retail.
- Will review any Office, Industrial, Retail or Multi-Family properties
- Nationwide and Canada
