Quote from @Barrett Bridgewater:

Hello, our firm is located in Tampa. Many folks on our team are CRE investors, while our full-time jobs (for now) is helping other investors change Flood Zone designations in Tampa (and elsewhere). We do "Flood Zone Flips." Considering how prevalent flood zones are in our area... thought I would reach out.
You might own a flood zone property right now of course, but it is really powerful with acquisitions. Say you are looking at a property in a flood zone, we can review it (free review), and tell you the possibility of changing the flood designation. Doing that would remove any lender requirement to purchase flood, add NOI where the current owners didn't know possible, add property value, and more.

Thanks for the chance to introduce myself to you.  Happy to be a resource.  Happy to talk further or one-on-one.  @Alan Davidson @Jared Decker @Dwagne Haskins @Darius A Newman @Trevor Camanse @Francene Iaizzo @Anan Smith @Shilo Thumin @Jesse Bibbee @Dean Fiacco @Michael Haynes

@Barrett Bridgewater:  Is it true ALL Florida properties will require flood insurance upcoming?

I've decided on OOS BRRRR strategies, which by themselves probably have a set of "Must Dos". However, if anyone could offer his/her thoughts on combining best next (first?) steps for someone who is new to REI, interested in more affordable OOS props, and likes the creative-financing elements of BRRRR, but has never done it. Please don't hesitate to break it down to me like you're talking to a 5-year old. I won't be offended and I don't know what I don't know. Mainly I'm looking for best practices on building TRUSTWORTHY and COMPETENT team.

Appreciate these forums more each time I login. Thanks in advance for any feedback.

Why out of state now? Did you already do some where you live?

Hi @Quinton Oake  thanks for responding. Yes, we have a property in Long Beach. I continue to look and am not opposed to something local, but prices can be prohibitive. But this particular property was a rare situation (think death, debt, divorce) in late 2017 early 2018, just before the market got smoking hot.

Understood. I am in Tampa and honestly, pricing here is out of bounds on lots of properties already but there are still deals going. I am always happy to hear someone doing well and expanding. Feel free to reach out anytime.

Quote from @Tyler Lucas:

I've spent the last 15 years as a carpenter in central Florida, the last 5 as a Investor focused rehabber running my own business helping others make massive gains and generational wealth, a few months back I decided I was going to start investing myself. I have yet to find my first deal, but I have made massive strides in education and networking. I've read every book biggerpockets has to offer and many others, I've created an LLC for my investing purposes, I have invested in software (DealMachine, PropStream) to facilitate a deal funnel and have had small success locating motivated sellers. My plan is to find deals, evaluate them for my purposes and if they don't make sense for me, then to wholesale them to others, I have 3 such deals in the pipeline, but I still have missing pieces in my own team. I need to find financing partners to help me with capital to close deals for flipping and eventually buy and hold. Would like to meet potential partners/team members to help with that end of the process.

I can do both types of loans with my day job. Reach out and I will give you some more information.
