there is no guarantee of appreciation. That being said I commend you on your decision. You will need to divulge more info, are you only wanting to live by yourself? Would multi units work? Full time student usually means tight funds, wilwhat l you be able to pay monthly with taxes,insurance, water, maintenance and electric added in?

1st. Start from the end and back your way in. Find out about any hoa restrictions for rentals or sales on the condo that could limit you. Then find out the comps for your size condo in the area for past 3 months. (Use 6 if no 3 months). Use 70% rule to figure your offer if condos are selling and go more conservative if it is taking longer to sell...... but if foreclosure is close you may be running out of time.
