Hi Autumn,

I'm moving to Arlington soon, and am looking for a small 3bedroom house under 150k that needs some work.

I'd like to do a live-in flip of sorts, and would love to know if you have any good resources for learning the markets and neighborhoods around Dallas.

I've done some work in property management, but have no experience with the market down there.

In fact, we are hosting the SAW (Staunton-Augusta-Waynesboro) meeting tomorrow night at 6pm at Basic Brewery in Waynesboro.

First, you need to do an estimate on repair. Walk through the house and go line-by-line each item that needs repair, and then spend an evening googling prices of each of the items. (J-Scott's book is pretty great). Get a repair value! 

Next, you shouldn't be getting a fee if you are wholesaling. Talk to any number of local real estate professionals to learn about assigning a contract, get one printed out, work it out with a lawyer, and get him to sign it. You can't do much of anything with a buyer until you have it under contract.

CloSure Title is a local titling company here in Charlottesville that we work with. They are professional and we have never had issues with them.

If you won't do a double closing, ask the attorneys about assigning the property. Here's a great post about the difference: https://www.biggerpockets.com/forums/93/topics/141...

PM me with more information if you'd like and if it looks good, I can point you to a local developer who would be happy to work through the deal with you. But unless you have it under contract (at a good price), it will be hard to find someone willing to mentor you through the deal.

Im about to move out tho the DFW area. I've done a bunch of work with various investors and developers out east, but I have no contacts in Texas.

Do you all recommend any resources for learning the DFW area?

Do you all recommend any investors, wholesalers or brokers I should reach out to?

I'm looking for investors or developers who need help managing their office and projects. I have experience managing projects and properties and can offer a lot of hard work in return for advice and connections.

I'm also looking for small houses under 150k that need a lot of work. My partner and I are looking for a place to do a live-in flip while I get on my feet in the city. If you know any whole-salers or realtors in the area I could speak with about the various neighborhoods, I'd be very grateful.
