I was living in Spain for the past few months. While I wasn't studying the market, I did get the feel for things.

Spain has not yet recovered from 2008, however big cities like Barcelona and Madrid could be exceptions. (Ortega just bought the Cepsa tower, but that's all I really know about the cities). 

I saw so many derelict projects- houses, factories, large office buildings all abandoned halfway through construction.

Many of my friends had been architects or project managers, but were working as teachers or bartenders because they were out of work.

Spain has not learned how to use the internet yet. Most things you'd google in a few seconds in the States takes some looking in Spain. Most listings for rent are done with flyers. This is a huge opportunity for software or internet entrepreneurs.

This is what I saw from a tourist's perspective- I was not looking to buy and did not analyze the market.

@Rick Ferry Hey Rick,

Charlottesville is a little inflated right now. Student housing is locked in and harder to find deals.

However, the student market is amazing if you can get in. You can charge ridiculous prices PER PERSON rather than per unit. There is very little risk because the students will sign anything (we had absolutely no say in our contract- sign or go somewhere else), and Cville forces the students to put their parents on the lease too. 

Just keep in mind Universities in America are in a rising bubble- the growth in students is bound to drop within 10 years.

Hi all,

There's a wholesaler in Virginia operating in and around Richmond and Charlottesville called Cava Capital.

Has anyone on here ever worked with them that could recommend/ not recommend them?

@Tiffany S. Although the seller pays the agent fees, it is still a significant amount of money that changes what the seller is willing to sell for.

Lynn as an agent was able to take the cash herself, thus avoiding the loss.
