@William Brown Hey man, I was in your place two years ago. I wish I knew what I know now!

There are some awesome locations across the tracks from JPA where you can score some low-priced units that need a lot of work. See if you can get a 203k or FHA to fix the house while you study.

Charlottesville itself is "hot". Prices are high, but so is rent. You have to look at odd stuff. Belmont is a good area I know people are making money on rehabs there. If you expand outside Charlottesville, the area around it is much more reasonable.

If you come up this Spring, let me know and I can show you the school and-or the real estate.

Also- you won't have time to do any major projects during your first semester at UVA ;)

I run a small crew that does general property maintenance. I can keep an eye on properties for out-of-town investors, do turnovers, non-licensed work, and supervise contractors.

Let me know if you need help in my area (around Charlottesville, Staunton, or Waynesboro). I'm small, but focused on you!

Careful putting everything around Universities. The US education bubble is coming to a head eventually. Try and diversify so you aren't dependent on US colleges.

@Account Closed Ray, I really like the area and think it will appreciate, but do not like to speculate on the market. This deal is about positive cash flow no matter what the market does

Another idea.

Since it's your first, find a local wholesaler and ask if you can partner with them on it (or take a finder's fee) in order to get the sale (and your name) out there into the investing world.

I'm sure they'd be happy to help since you already did all the work!
