@Cal. I do some work for a property company in Atlanta that finds deals for institutional buyers. Their ROI is not as high as some of the figures mentioned so far in this discussion. Typically they like to be all in for 10% gross return (so even less net) and they like to be in neighborhoods where rent is at least $950 in Atlanta.

Hi @Tron Pham Welcome to BP. There's a whole sub forum here on Wholesaling so if this is your strategy I would suggest reading up on it so you understand what's involved. I would also suggest networking with other investors in your area. You can join a local REIA or make contact with other members on BP.

Hi @Autumn Webb . Welcome to BP. When you get back to Atlanta, I would definitely recommend joining a local REIA. They can also help you out with finding members of your RE team. I belong to GAREIA and they are really helpful with recommendations.

Hi @Andy Luick . I'd be interested to hear about your shared housing experiences in Atlanta. I have shared housing in London which works really well because rents are high in good locations and young professionals are happy to share an apartment/ house with other like-minded people. I have thought about whether this would work in the Atlanta market but I'm wary because shared housing here seems to be associated with lower income and not so good areas.
