@Victor Steffen Awesome advice! I think the rough furnish in the bedrooms and full furnish in living space is what I'll go with. The room will be move in ready which will attract a great pool of tenants and they can furnish their room simply like a target run. Thanks Victor! Within the end of this year, I plan on house hacking my first primary residence home. Should I furnish the entire house myself, or should I tell my roommates to furnish their own bedrooms? Pretty simple question but has been bugging me for a while.

Hey everyone! Since I am brand new to real estate, I want to first analyze at least 100 deals to get a good general feel for my market. My plan is to begin wholesaling then get into fix & flips with a seasoned investor by the second half of this year. Any recommendations on how I should research my market? What is a good method I can use to find and research 100 different deals? Thanks in advance!

Good afternoon everyone and Happy Holidays! This may come across as an unusual post but I've come to a tough point in my path to becoming a real estate investor and would greatly appreciate some help/guidance. I come across deals every so often, yet I am stuck on acquiring financing terms that I can qualify for. Like any smart lender, they require experience and significant capital which I do not have. This lead me to the realization that I need to work with/shadow someone who actively invests in real estate full-time. This would give me the proper experience, education, and guidance I need to open the doors to finally pull the trigger on my first deal. I am always reading books, listening to podcasts, and surrounding myself with real estate but I know it does not compare to actual experience. I would be extremely grateful if I can receive advice on finding a successful investor, agent, lender, or any other real estate professional that would be willing to let me shadow or work for them and provide mentorship. I understand that most successful investors do not have the time to mentor or have me around, but I know I can find a way to bring value if connected to the right person. My drive to learn more about real estate constantly grows so anything will help. Thanks in advance!

Hey All ! I’m in Omaha, NE looking to grow my real estate business as quickly as possible.

As my partner and I are getting ready to pull the trigger on our first deal, I would love to hear from all of you who has been a key player in your success. Which real estate professional or professionals should I start building a relationship with first? I know a tax advisor, accountant, insurance agent, and property managing companies can be good to have but I'm stuck on if these are must have relationships.

My current partner and I were able to finally acquire the last piece we needed to start a deal, someone with money. But now we are stuck on how we should proceed with a potential new 3 way partnership. We are in the process of opening our LLC but don't know how we should proceed with it. Since we are all new to real estate, would going 33/33/33 on the LLC make sense? Or in what other ways can you guys give me tips on how to make this partnership work. My current partner and I have the time and knowledge compared to our new potential partner, but he has the money that we don't. I also want to have more than 33% of the business if we do go through with it since I was the one who put the pieces all together to make it where we are right now. Any tips or guidance would help greatly. Thanks!

I recently got connected with another new real estate investor here in Omaha and are running into some trouble. We have an agent working with us to find us deals but we are stuck on how to fund the deal. We got connected with a lender but like all smart lenders, they want us to have some skin in the deal in order to proceed. So this is where my question comes. Since we are new investors, what do you think is the best route for us to take in financing our first deal. Should we continue searching for financing and determine which has the best terms? Or should we be looking more towards hard money lenders? Also, our current lender recommends we open a line of credit through an LLC. What's the best route for us to take to secure our first deal?
