Hey BP world, I have a fellow investor about to do their very first tenant move out inspection. Of course there are main things to look into (ex. carpets, faucets etc.) but what are some tid bits and such that he should check out that might otherwise be overlooked?

Good morning BP nation, I have a serious buyer looking to purchase (multifamily preferred, but single family's that could rent for $600-$900 are welcome) in North Carolina (Charlotte and surrounding areas). @Don Konipol Im talking about the latter of what you outlined. Thru my personal backing the business could get a loan but the inquires and utilization wont affect my personal credit score. Am I right; and if so, would I be able to make this happen thru my old LLC or is age of the entity a non factor with this type of loan?

Hello BP family,
I have an LLC that I created in 2010 (not for real estate) which I worked out of for about a year. Since then the entity has been dormant and I was wondering if I could catch up on the taxes/fees (if any) open a new bank account and utilize the time span to jump into getting business credit? Instead of starting from day 1 and needing to waiting over a year to have the time in to start qualifying for business credit I could get going a lot quicker. (Of course Ill need to change the name too) What do yall think??

As yall could see I was under the impression that FHA was for mainly for FTHB. But you guys corrected me on that and yes I plan on living in the duplex for the next year while saving up for the 2nd duplex to go in my wife's name for a FHA loan. Does that sound like a plan?

Hello BP fam,
My question is if and purchase a distressed property thru a hard money lender will that interfere with my aspirations of purchasing a duplex thru FHA means later this year? Will they consider me an investor because I would already own a property, therefore, requiring me to pay the 20% down even though I wouldn't have any mortgages in my name?
The 2nd part of that is, if the first answer is yes, then if I purchase a property in my LLC's name will that allow my to get the FHA loan in my name later this year?
