Hi Dinesh
The buildium is cheaper than Rent manager for smaller units and multiple people can use simultaneously. since u have 4 units that should not be a problem.
If you need multiple users need to login than you have to pay extra in rentmanager,which can become expensive than buildium.
Also Pendo rent mentioned by Scott weaner seems ok to for what you need.

I have used buildium and rent manager both. Buildium is ok for small number of units. Its accounting is not as good as rent manager.
If you grow into more units more that 50 than you can think of rentmanager, It is much more versatile and reliable with lot more features.

If you are new to renting you may use a realtor but do the screening your self or ask the realtor to give you a copy of the background report. Review the prospect and try to meet the prospect before deciding to sign the lease.
All adults(18 and above) going to live in the house should have an application filled out.
Also look for realtors who specialize in your area or in rentals. It is sometimes a learning or experienced process.
Make sure you mention number of people living in the house in your lease.

1 month before the lease expire date,the IHA will order an inspection of the property. You can tell the iha you are going to ask the amount of rent you are looking for.They may approve it if you show an example of the rent you are looking for in another similar property. They may talk to the current client and if she does not want to move they will approve it if it is reasonable and with in market range
Good luck it works most of the time,if you show market rents in the area.

I have used rent manager for 8 years. It is better and I have used buildium also.
I prefer rent manager.

It is a good idea not to provide icemakers in fridges for RENTALS.
Most of the time icemakers break for various reasons. I do not provide Icemakers in my fridges
