Hello BP community,

I am exploring all of my options for investment capital and before I consider banks, private and hard money lenders, I wanted to get some ideas or suggestions from other investors who have either used the cash value of their life insurance policy or a SDIRA to grow your portfolio. I currently have a $500k term policy that can be converted into Universal Whole Life and also significant assets in a ROTH, Rollover IRA and 401k from my last job.

Also, does anybody know the guidelines for a non-recourse loan from the SDIRA?

@Raeshelle C. As a newbie investor myself, I commend you for your drive and sticking up for yourself. I really enjoyed reading this thread and feel that there is tons of great advice. There is an old saying about how do you eat an elephant? One bite at a time. I agree with what others have posted in regards to first buying a primary residence using FHA and house hacking. If all you can afford to buy is a SFR are you able to maybe rent out some rooms for extra income? Or can you buy a duplex and rent one side and live on the other. I don't know your market but even in big cities there are areas that are more affordable than others. I am also a big fan of reverse engineering your goals, if you want to make $10K in passive income, figure out what it takes to get there and start asap on doing the things that will help you reach your goal. Much success to you!!!

@Diane G. What is a home's true value? I sold my primary home a few years ago and had to deal with 3 different buyers and 3 different appraisals. The first contract was for $253k, housed appraised at $255k and we could not come to terms so they walked. Second buyer same contract price, his appraisal came in at $232k. Obviously I was not going to sell it for that amount when I knew that it had recently appraised for way more than that. Finally, after a lot of back and forth and not wanting to keep the property on the market for much longer, price was reduced to $240k and it sold right away. Moral of this story is, I could sit here and say that the house was worth $255k like the first appraiser but the person who bought the property bought it for $240k. A property is only worth what someone is willing to pay for it. If you read the entire post, the sellers were looking into possibly selling the home via owner finance. They had someone interested in paying a lot less than what the ended up getting. We told them we could get them a cash deal for more money which we did. Again, as others have posted, seller had a choice to do whatever they wanted. They were never pressured to work with us and were even provided a copy of the closing statement showing how much I was making on this deal and could have still backed out if they felt we were taking advantage of them and they didn't. You are entitled to your opinion, all the negative comments on here do not bother me one bit, I am already looking forward to my next deal!!!! :)
