Post: Portland OR SFR zoned industrial

Hi Dani,

I have to agree that an industrial zoned lot would bring in higher revenue (especially out near the airport) than an SFR, if your goal is buy and hold. But, you'll have to go through the city to develop the land and that's at least another year before you can start any construction. You need to decide if you want to go through the development process and build or if you think it'd just be best to sell the lot to a developer/builder.

If you don't mind providing me with the property address, I'll look into this a bit more for you.

@Robert Laird, I know another realtor who does exactly that. You just need to be clear up front that you're a Realtor and that you will be purchasing the home for yourself. My principal is fine with me doing that, as long as I get sign-off on any letter I send.

@Valerie Alexander, Is your husband looking for deals on the MLS? If so, this system will never work for him. He will need to find off-market properties that will give me a larger profit margin, and that means he'll need to contact the owners directly. A couple of options to contact the owners is through direct mail or driving the neighborhoods in which he's interested looking for distressed properties.

I would also suggest that he look into the local real estate investor groups, both Northwest REIA and Rarebird (hosted by @Mike Nuss) hold monthly meetings and are attended by many seasoned investors.

@Isaac Marroquin, What do you like? There are so many great restaurants in the Portland area that it'd be hard to make a good suggestion without something to go on. I enjoy a good brewpub and have visited many in Portland and the sub-burbs.
