@Yuki Conlon, FHA is getting to be a four-letter word for a lot of sellers, I think discouraged and/or uninformed listing agents are the cause. Also, a cash buyer can close in 10 to 15 days and sellers/investors really like the thought of cashing out quickly.

I think you'll have better luck if you concentrate your search outside of the city and more into the suburbs. You may also want to consider finding an area in which you are interested and contact the owners of multi-family units to see if they are ready to sell their property . . . sometimes all it takes is a phone call or letter to push someone who's straddling the line. :-)

I would also suggest that you check out our local real estate investor groups. Both Rarebird (www.myrarebird.com) and Northwest REIA (www.northwestreia.com) hold monthly meets and are great for networking and learning more about the local markets.

@Javaughn Fernanders, Welcome to BP. The Portland market is hot at the moment, including multi-family. But you came the right place to learn more about investing in real estate. I would also suggest that you check out the local REI groups . . . both Rarebird (www.myrarebird.com) and Northwest REIA (www.northwestreia.com) hold monthly meetings and are great places to network and learn more about the market in the Portland area.

The National Association of Realtors (NAR) is a private organization that a broker or real estate agent may or may not join, for a fee. Of course, if you don't join, you lose access lot of valuable tools, one of which is the MLS.

@Zachary Critchett, Not sure how Bend handles property taxes, but in Washington County, we can choose from three different plans. I can pay the entire amount by Dec 10, and with that payment, I get a discount of a couple of hundred dollars. I can make two equal payments or three equal payments. I make every effort to make a single payment to get the discount. :-)

@Jay Hinrichs, my understanding is that the Developer's license is pretty much administrative in that it doesn't have the same rigorous requirements as a GC's license. Is that accurate?

@Account Closed, I found most of my buyers at local REI meetings and by connecting with members from BP.
