@Polly Gage, Welcome to BP, you've come to the right place to learn more about real estate investing. As was mentioned above, both Rarebird (www.myrarebird.com) and Northwest REIA (www.northwestreia.com) hold monthly meetings and are great places to network with other investors.

I know a pair of brothers who have gone wholeheartedly in the buy and hold strategy. Between them, they hold a property management license, a broker's license, and a contractor's license. They hunt down distressed properties and fix them up and are then able to increase the rent. Part of their strategy is to pull out some of the equity and use that cash to purchase their next property. They're quite successful.

In Oregon, you can manage your own rentals without a PM license, but you can not manage another's rental, for compensation, with a PM license.

@Bronson Peralta, Welcome to BP, you'll love Portland, my wife and I moved here in 2005 from Southern California and and we love it.

Along with following Jay and Mike, you should also check out both Rarebird (www.myrarebird) and Northwest REIA (www.northwestreia.com) as they hold monthly meetings and are great places to network.

We also have a great group of people arranging BP meet-and-greets in the area, hopefully we'll do it on a quarterly basis.

@Steve Moody Another thing people tend to forget, is that this is a property that someone else will pay your mortgage. Ten to fifteen years down the road, you will have built decent equity without relatively little skin in the game, other than the time you invest if you manage it yourself.

There are cash-flowing properties in the Portland area with a 20% down payment, though you may need to move out a bit to the surrounding communities. Such as Beaverton, Tigard, Hillsboro on the west side and east of I205 on the East side. You can also find a gem every now and again if you're willing to purchase a distressed property and fix it up a bit.

Hi Joel,

There are a couple of groups in the Greater Portland area. Both Rarebird (www.myrarebird.com) and Northwest REIA (www.northwestreia.com) hold monthly meetings that are attended by both seasoned and newer investors.

As well, there is a BP meet and greet planned for mid-July. One of use will be posting something as soon as we can work out the logistics. If one of your key words is Portland, then you'll get a notification of when and where.

@Brandon Hotopp, I'm not sure about Denver, but in Oregon, if you are not associated with a brokerage, you are issued an inactive license, which means you won't get the perks of being an agent.

If you decide to get your license, shop around for a brokerage that is friendly towards investor-agents and has low fees. You should be able to find investor-agents at any of your local REI meet-ups. As mentioned above, check out www.meetup.com and search for a REI group in your area.
