I did.  Read the original post.

And yeah, it comes as no shock to anyone that real estate brokers would be against a reform that takes a lot of their power and money away from them.  That's hardly "prejudice."  In fact, you could even say that the vehemence and zeal with which brokers have attacked this proposal, even to the point of frequent personal attacks on the messenger, lends credence to the necessity of the measures themselves.  I'm not sure I would go to that length, but it's eyebrow raising at the very least.

 After re-reading your original post, I found, once again, that all you did was complain about the system and then set about making a proposal, but, you did not give a case as to why your proposal would work in lieu of what currently exists.

@Jim Kent, I did read your original post, and when I mentioned that you haven't responded with an argument of your own, I meant that you haven't laid out a case/argument for your "real estate reforms." As I mentioned in my previous reply, plenty of people have presented valid cases/arguments as to why your proposal has no basis in the reality of the real estate industry. 

So . . . where's your case/arguments for your proposal?????

@Ryan Horne, As a private money lender, I only loan to people I know and trust. So to @Jay Hinrichs  point, talk with your family and friends, you may be surprised by the interest you generate. I usually get a 10% interest rate with payments of interest only, which works out real well for me.

@Lisa Wissmath , welcome to BP. Did your friend confirm that the zoning codes will allow him to build on farm land? Last I checked, farm land in Oregon is zoned to allow for one primary residence and out buildings, such as a barn, shed, or stable. Oregon has very strict land use laws and if the farm lies outside the Urban Growth Boundry, there's no way he'll be allowed to build one duplex, much less six.

If he has land, there are many developers or builders who would be willing to work with him to build. He'd have to give up some equity. If he doesn't like the high cost of financing, then it may be to only way to go unless he has enough equity in his current residence to take out a line of credit.

Do you know how far into the process he's gotten? Has he gone through the land use approval process from the county?

Welcome to BP @Bryon M. Monson . Along with the resources on BP, you should also check out the local real estate investment groups, Northwest REIA. There is also a Portland area networking event this Thursday at 5:00 p.m. The event page states that it will happen on Tuesday, but it's been changed to Thursday, February 23, same location.

@Gene Murashko , you can also go to www.portlandmaps.com, where you can find the current zoning and get an idea if duplexes are allowed in the area. I would also suggest that you make a trip downtown, trying to get someone to help you by phone is very frustrating.
