@Susana Soto depending on what market your investor client is looking at, a 12 cap for multifamily in this low-interest rate environment is unheard of.

I am seeing low to mid 4 caps for late vintage 70's product. Pricing is very aggressive.

@Josh Cochran I have syndicated many deals and haven't seen some of these fee structures before.

I don't have enough information to say this is a bad deal, I would just be overly cautious if you do move forward.

@Vera S. on my last deal I raised $10 million in about 2.5 weeks and my process was to countersign the documents after the funds were received. 

Not one of my investors ever questioned it.

Thanks for this message as I agree that the documents should be countersigned before accepting the funds.

@Joe S. I have bought and sold 4000 apartment units and use Infusionsoft (Keap) to grow and automate my real estate business.

Keap is probably the most complicated and expensive compared to Aweber, MailChimp, Constant Contact. 

Looking back though, and since I used these other platforms before, I am glad I switched to Keap many years ago as the CRM can do so much with different email campaigns, webforms, landing pages, tagging, and most important, and what you are looking, is automating your email process.
