I buy deals 200+ unit deals in Atlanta so good job.

I use YardiMatrix for leads. Not sure about CoStar, but it seems Yardi updates the database frequently.

@Alejandro Antonio Taylor JR  unfortunately, there is never a guarantee that an investor will actually fund their commitment. Sometimes the investor even completes their subscription booklet, "flakes-out" and never wires money.

Make sure you connect with a securities attorney regarding accepting money as there are rules you need to follow.

The best approach, in my opinion, is to always have commitments in excess of your targeted capital raise.

If you are raising $2.5 million, try to get commitments at 2x the raise ($5 million) knowing that some people will ghost you when you are at your critical time in the deal to get the transaction closed.

@Stephen Schott I have bought and sold over 4,000 units and roughly $250 million in value, so I understand the philosophy about marketing and being different.

You need to be able to attract with a message with "shock and awe" so people remember you.

Again I feel I understand the marketing concept.

My concern, and someone who has raised millions from investors for my syndicate deals, if my investor saw the video without advance notice or a heads up, they would be holy "bleep bleep bleep", I got millions with this dude and he just sank our ship.

In my opinion, I think it is poor taste as people are really suffering right now.

My business keeps growing without Grant in my circle of influence and I will keep it that way. I am working towards owning my own Jet. 

If Uncle G is a fit for you, take what he is dishing and 10X'it...

@Avril George there are folks probably like myself who have capital. My rates though aren't cheap and I would take a majority stake of the deal.

So probably not a fit for you, keep plugging away...

I am staying in my multifamily lane. I am looking for 200+ unit value add deals, with a motivated seller, solid in-place cash flow and a deal bought at a discount.

In my opinion, the key to getting these types of deals closed right now is to be ultraconservative on rent growth, very aggressive on expenses, have built-in cash reserves for the unexpected, have cash ready from investors, a trusted agency lender and a strong operating team.

This could be the best buying opportunity in our lifetime. I am working on my business right now to target and acquire 5,000 units in Atlanta, Dallas, Phoenix and some other markets.
