Post: When and how do realtors get paid in a wholesale deal?

Could be little bit off topic but I'm amazed what I have seen recently. I'm a broker and somehow I started seeing these off market properties and I'm getting those emails from this company. What I have seen yesterday and today and I had emailed the wholesaler about this with no reply yet that what the wholesaler is offering these both properties are in MLS pending. So, if these 2 properties are in MLS pending and listing broker stated "exclusive right to sell" how wholesaler is blasting these to investors. Any of you have any experience or am I missing something here?

I have seen the table what starter and pro members get and the pricing?

My question is what are the rules for pro/premium? Can they talk about anything or post anything?

Starter $0, pro monthly $39 and pro annual $32.50

What's the difference between Pro and Premium?

The reason I'm asking one of my recent post was removed and I'm still not clear why.

Can someone please explain? TIA!

I'm a broker and I'm in Sacramento area. The market seems like shifting a little bit at least in my area. How is your area doing? Still bid war?

Newbie here and trying to learn HML. Can someone please explain with examples how it works and terms for off market properties which need some work and later on owner wants to rent them.
What will be the difference in rates if someone will fix it and rent them vs selling it?

Quote from @Jeremy Marquez:

@Ranjit Sandhu What is the standard emd I should put in my offer for a $470,000 purchase in CA?

WHat is the standard expected time to have it into my title company?

It usually is 1% EMD for standard listings and whatever down payment plus your finance amount.

For $475k you can put $5k EMD. That's what I do all the times for my buyers.

I'm in CA and I never seen no EMD in residential properties when you go thru real estate agent/broker to make a deal. It again depends on the market too e.g. the market now is a seller's market so they can ask whatever they feel like. As everyone suggested above EMD must be refundable on inspection, appraisal or loan contingencies and place with escrow holder. Just be very careful, I would not put non-refundable EMD.
