According to UHUAL, 2022 Growth Cities :

1.Ocala, FL (24)
2.Sacramento-Roseville, CA (8)

Nice to see #2 Sacramento-Roseville. I live in Rocklin which is right next to Roseville. Great place to live and great schools. Yes, lot of folks are moving or buying investment properties from Bay Area to Roseville/Rocklin area.

@Cheng Zhou Hi there, I'm a real estate broker and I'm in Rocklin area which is pretty close to Sacramento. We have a huge market here and I have helped lot of Bay Area investors in my area. I don't know the Oakland market but for sure I can help you in Rocklin, Roseville, Sacramento area if you need me. The rental market is great in Roseville/Rocklin due to schools and the safe environment and it always appreciate. I work with lot of lenders as well and they are great. Let me know if I can be any help.

Congratulations @Brad Turley to become a real estate agent. I'm a real estate broker in Rocklin and in business since 2006. I would suggest this market is not great so don't quit your full-time job. Learn and earn as you go and once you think time is right then go full time unless you have no problem financially. Get the training and I'm always in favor of small brokerage but again whatever fits in your criteria. All the best!!!

Quote from @Prachi Metha:

Hi All,

I have been on and off looking into getting an investment property in the Sacramento area. I am planning to get a NON-HOA single-family or multifamily in the Sacramento area (open to Elk grove, Arden-arcadia, South natomas). I have two queries: Has anyone recently done this or is aware of any permit etc needed for the short term rental? Secondly, are there any better areas than others like South Natomas or any for that matter.

I would say Roseville is a great area compared to what you have mentioned above.

I have sold in Antelope and CH and as many of you above mentioned that CH has more older homes than Antelope. Antelope and CH, both are great for commute because it's pretty close to HWY80. Again it all depends where in CH and Antelope areas. In Antelope I will stick towards more by HWY80 rather than Watt Ave. Orangevale is great but bigger lots and expensive than CH and Antelope. It all depends what's your budget. What do you think of Roseville because CH and Antelope is connected to Roseville? I would say the prices are still high and with interest rates high too but it's for sure not a seller's market if your real estate agent knows how to negotiate.

I'm a broker and I'm in Rocklin area which is right next to Roseville. Roseville will be better for primary residence or rental. Roseville has 3 zip codes 95747, 95678 & 95661. All 3 are great but 95747 is more newer and developed with lot of good schools. Let me know if you need any more information.

@Dinesh Singh I’m a broker in Rocklin north of Sacramento. Rocklin has the best schools in placer county and that was one of the reason I moved to Rocklin in 1996. Let me know if I can be any help.
