Obviously you havent looked at my page and/or website. I am here to gather information to be a better investor not be in a pissing match. Im not here to waste my efforts to go back and forth with a child realtor. Thanks for your insight and i will definitely keep you in mind when i go to my next few meeting with my sellers. @John Thedford

@John Thedford you forgot to mention an agent also gets a commission off of making the deal from seller to end buyer. I see you have a strong dislike for wholesalers. the difference between wholesaler vs. agent is how fast can they find an end buyer.
So if you sell a house for $200,000 and your licensed agent charges a 6 percent commission, you'll have to fork over $12,000 worth of the sale price. Typically, the seller's agent and the buyer's agent split the commission 50-50, so in this case each agent would get $6,000. This split is negotiable, though.
Basically the licensed and or unlicensed make the same amount depending on how much work the agent or wholesaler puts in. I dont despise neither one. I understand the need for both. Its all about how fast does it need to be sold.

@John Thedford Im certainly not a "faux" buyer. When the time comes i will let the seller know my typical intentions. So no one is blinded in any part of this deal. @Ned Carey can you send me the link to that forum thread

@Randy Phillips I found it driving for dollars with a few tips by end buyer. The house need work such as minor electrical, and kitchen. But roof n HVAC was in good shape. The seller was and is still an investor but this property was hurting his pocket. It went fairly smooth with my mentor guiding me through it. I made 7k.
