If your property is in NYC, keep in mind Ferrets are illegal to be kept as pets in NYC.

Isn’t banning an ex convict from a lease a form of discrimination? Im not saying i agree with this, i just remember reading an article while doing research. If I find the article I will share it.. If this is true just keep this in mind when you refuse the husband, you might need to give another reason for refusing him..

David, Just curious how were you able to convince your significant other to sell and possibly move to a rental for a while? I have have a lot of Equity in my Primary Residence and had a similar idea. When I mentioned it to my partner and told her all the benefits I couldn’t convince her. I guess all her childhood she lived in a rental and most of her adult life living w me we owned she sees it as a step backward regardless of the benefits. I dropped the idea..

I invest in CLT and as you probably know it has become very competitive. I’m hearing positive things about Gastonia, personally I haven’t looked. Which bank provided a Biz line of Credit? I have 2 different BIZ account both banks told me I need to wait 2 years for biz to be establish before applying for Biz line of Credit and 1 rep told me it might be a little harder getting a line of Credit if biz is RE related..

Have you considered installing CCTV cameras at your property? There are wireless systems now that record straight to the Cloud which gives you access to the video thru Internet... They are fairly easy to install but some Landlord do hire installers to physically install cameras and help w initial setup.. Although the cameras won’t stop them from doing the crime it might deter them once they see property is being monitored.

All my leases specifically state no smoking allowed inside premises, you can add this to lease when it’s up but I’m sure it will bring some tensions if you want to keep him. Or specifically state in lease alarm can’t be tamper with and if it is you add a fine, i would consult a lawyer if doing this I’ve never done this on a lease. You can also purchase and install hardwire fire alarms to make it more difficult to have remove.

Interesting story, I didn’t know a “rental license” existed. Can someone explain how a “rental license “ works in Minneapolis? Is it required to rent to Section 8 or are all Landlords require to have a “rental license” in Minneapolis for each property?

Your route will be determine by your goals..

Personally I dont like the idea of living next door to my tenant, I prefer them being 500 miles away. 

The programs you mentioned work if you're living in Property or house Hacking but for long term growth you will need to find other ways to get the finance that you need.

Many people started by using the programs you mentioned and house hacking as their first step in REI. I didn't, I went outside my market to start my REI journey. Maybe someday I will invest in our local market but not now.
