    That makes sense , with a downturn construction slows and gentrification slows . In L.A there was hardly any building going on because people couldn’t get loans etc .

    Recessions and downturns in housing hurt the areas at the lower end most . In L.A you didn’t see many REOs/foreclosures in prime areas versus lower end areas . Some of the lower end .. like parts of the San Fernando Valley dropped 50% from the highs .

    I wasn’t watching San Diego too close but I’m guessing it was similar there in regards to the lower end getting hurt a lot more than prime area.

    I'm looking at the statistics on YoY and monthly basis and the sales are going down severely, while prices push higher. There is no inventory. People that have sold to cash in their gains have already done so, it's people moving that are selling. The investors I know in this area are the only ones holding multiple properties and they have started to prune their lesser performers to free up cash for the next correction. One of my mentors told me that when the stock market crashes, real estate follows about 12 months later. The stock market hasn't crashed yet but you can tell we're in the late innings when all the warning signs are flashing -> rapid appreciation with declining sales, rising interest rates, and lots of people with no real estate knowledge talking about how easy it is to flip and make 6 figures. 

    Best guess - we're 1-2 years from the top. It's a guess though, all my mentors told me it's foolish to time the top and bottom, but they also said it's foolish to do the same thing when you're near the top and bottom, you do need to adjust your strategy. That's very anti-BP. BP = Buy buy buy buy
