@Jeffrey Nordin We're pretty late in the real estate cycle in most California markets and yours sounds no different. I think your gut is telling you that that betting on appreciation as your only out is not the wisest choice.
Couple of options perhaps
1) Look elsewhere where you have boots on the ground in cash-flowing markets
2) Pursue off market deals - takes a lot of time and knowledge though, you sound like a busy professional
3) Live-in house hack - that's if you were staying longer though, if you're forced to move and your rent doesn't cover expenses and the cycle ends, you're stuck

Hope the deal closes and you get the 14k. Don't count your chickens before they hatch.
I see lots of people giving you advice when the answer is really - it depends. For example, how much are the tris/quads in your area that you're looking at? Unless you're in a very cheap area, 14k is typically not enough to househack. If it is, then by all means do it. You also need to factor in other costs if you haven't owned a property before. Also FHA is really 1.5% more if you factor in the other fees so it's more like 5% even though technically it's 3.5%; there are some credit unions that give awesome 5% down conforming loans without those fees.
If you're successful at wholesaling, re-investing in scaling your business so that you have a bigger chunk for a deal would be prudent.
Again though, look at the numbers.

It's better to send 6 mailings every month to 300 people consistently, than 1 mailing to 2000 people if you're talking in terms of response and conversion rates. Also, mixing up the mail piece types helps too.
I'm surprised anyone would advise against systems. Systems are how you succeed at any business. Systematize your processes so that you become more efficient and can scale effectively as you achieve deals. For example, a CRM you can get for free that will help you with tracking and following up with your leads. Not using one will hurt you in the long run.
Following up and returning calls ASAP if you miss them is crucial, even better is to learn how to listen for distress and motivation and pick up calls live and learn how to LISTEN and COMMUNICATE to get deals. You need to be able to educate the seller on the rehab costs if they are asking for silly amounts (which they often will).
