Roman Tomkiv - who works in New York City in the financial services industry. Originally from Ukraine and arrived came to the states when he was 16 years old with my parents. In 2015 he got an MBA from Gabelli Business School, Fordham University. He partnered with his dad on few projects there and I personally own 2 commercial rental properties in Ukraine (~9,000sq ft) and has started his real estate investing in July of 2017.
Joe Davalos - who grew up in a real estate family. His dad was an agent in the 70’s and started buying rental houses around that time. He has been in the real estate business since 1981. Broker owner of his own company since 1996 and buying and selling houses since 1987. Lifelong San Antonio resident, married with a daughter in high school.

Hey a lot of people are giving you good advice but you're taking it the wrong way. If buying properties was as easy as plugging in a few numbers on a spreadsheet, everyone would be rich. It's understanding the assumptions behind the numbers thoroughly and being able to manage the difficult situations that will inevitably arise that you weren't aware of that will make the deal a winning one.
If you don't know what a T12 is and you have the cash to buy a 400 unit commercial and want to consider converting it to Section 8, you need to realize how much of a high risk endeavor that is before committing that type of capital.
Education is more than asking a few questions a BP. Due diligence will save you when you realize how fake pro forma numbers usually are.

If you analyze the real estate cycle and compare it to the stock market cycle as a whole, real estate generally corrects about 6-12 months later when there is a significant turn in the stock market. Right now, it could still be a dip. If it's more than a dip and we truly enter a bear market, then you should keep some dry powder to pick up real estate when it goes on sale 12+ months from now.
Rents will only go down slightly as real estate drops so that's no big deal unless you're barely breaking even, but if you are, then you're banking on appreciation not cash flow...

As we get later in this real estate cycle, it gets more competitive. Split testing different approaches is important but also doing things in a scalable and efficient way. Mailing 100 pieces of mailings or putting up a few bandit signs in a competitive market isn't going to work because there are people doing 10x that, and multiple people at that for competitive markets.
