Easy to pay ~12cents a lead from a large data providers for those, and you can filter by high equity for your long years of ownership - you don't care about the years they own it, you care about how much equity they have because if they have a lot you're more likely to get someone willing to sell for less. These are for buy and hold. If you wanted to wholesale or flip, you're better off with SFHs.

Only the leads that call you. Why? Because this is a numbers game and our lists are thousands of addresses and most will never contact you. It's a huge waste of time inputting bad info into a CRM. It'll clutter your CRM and make it difficult to use. CRM should be used for people that have contacted you and that you need to invest time and energy to maximize your conversion rates.

So many potential different solutions to your common problem, but the best solution depends on your particular details and there are few details in your post. Here are some examples of potential solutions.
1) Your market is super hot and MLS has investors circling like hawks so the good deals are bought instantly in all-cash. In this situation you would look into other avenues to find deals like direct mail or door-knocking if you got the skills
2) You're looking in the wrong area, central areas are much more expensive than commuting periphary areas. If you're trying to start, you might want to look at house hacking a periphary area with a bit of a commute
3) Your numbers may be off. With the FHA at 3.5% you don't need much time to save up a downpayment even in an expensive area
Can go on but you get the picture, by having all the accurate facts for a situation, you'll get better advice. Be wary of the blanket advice that some posters give that helped solved THEIR particular situation in the past. Lots of advice givers in life, not many listeners.

There are pros and cons and we've tested both and found that for owners with one property, the response rate increase was worth the additional effort to add the personal address. For owners that owned multiple properties, their response rates are usually lower because they are investors that aren't in distress anyways, so taking the additional effort to do a personalized address for each property was not worth it, furthermore deals have materialized by not including an address. Why? Because we actually got deals on another property owned by the same owner, not the address being addressed to, due to having the write scripts and having a high conversion rate by knowing how to effectively talk to sellers.

Send more mail. The majority of your responses will come after 4+ mailings. Direct mail is supposed to be used in a scalable fashion. If they aren't motivated enough to give you a call, you can cold call but it uses a lot of time and the motivated people are the ones you want that will get you a deal.

There are many ways but the lowest hanging fruit is driving for dollars. It works really well with DM. Networking is great but can only take you so far if you want sufficient deal flow. Here's the bible for ya:
