1. Building your own list is preferable to buying a list unless you have cash on hand (which sounds like you do) and want to scale quickly. You can get lists for around 12cents per qualified lead but more importantly you need to know what filters to use

2. Can send you free templates of mailer options for you to see what's effective

3. Google voice to get a same area code to the people you're mailing to will increase your response rate and make building rapport easier

4/5. I have those if you want, just shoot me a message and I can send you. I have different scripts for different situations: high volume screening, full detailed analysis with CRM, and also highly distressed like pre-foreclosure

6. Fantastic that you're an agent. You can sell the homes to everyone, motivated and unmotivated.

1. Yes if you execute your campaign with that kind of budget you should be able to find a deal. I can send you a game plan and checklist if you want.

2. Hard honey has high carrying costs but if you buy properly and rehab and refi out, then you are OK but you need to be very sure of your numbers because if you don't, getting stuck with those carrying costs could be very painful. How much do you have saved up?

For BRRRR it's easier to start with SFH whereas multis are better for househacking. Don't mix the two, it'll make it more complicated and difficult for you. In general, it's harder to find a good multi deal.

Depends. If you're new I'd recommend high equity absentee, but once you have systems in place you can do tax delinquent and pre-foreclosures. You don't want to start with the latter because they are time sensitive and you don't want to be figuring stuff out when you do those. There's more room for learning with high equity absentee.

Welcome to BP! Starting with a multi is a great way to get started, assuming you are house-hacking. If you've figured out the zipcodes that you're targeting, it's easy to get the info to start a DM campaign. If you want a game plan or checklist to start your DM for targeting those multi owners, let me know, or scripts on how to talk to them. You're in a competitive market so MLS not working is to be expected.

Sure you can be pre-qualed but the issue is that a lot of the selling points that works in most direct mail won't work for you, like closing quickly, being flexible, and paying cash quickly to get a discount. You'll need to find a more flexible seller and likely won't get as big of a discount, but if you do find a motivated person it'll still work.

It's definitely not unethical if you give them a nice heads up. Before you kick them out though, this is a multifamily unit and you only need to inhabit one of the units. Could you occupy one of the other units to keep the 'best' tenants of the bunch?

Chinmay made some good points. If you want templates of other letters that are proven to work, I'm happy to send you. Sounds like you are about to get started with your first DM campaign? I have a checklist of things you should prepare in advance to increase your odds of success.

One small improvement you could add instead of can purchase your home in "As-is condition, for cash and close on your time frame."
