Our CRM module is free and will always support a free version. More capabilities will be added in future releases as well.

Current features include:

- All-inclusive script to for one to ask the right questions to sellers of properties in order to capture seller information for follow-up

- Ability to schedule and track appointments to enable efficient follow-up for responses

- Google API functionality, sign up is fast and easy

- Zillow incorporated functionality - just enter an address and it'll populate the data from the property for you using the Zillow database

- Google street view to walk around the potential home and drop a pin where your house is so you can tell where it is in relation to other properties.

Househacking is a great way to start and there are calculators you can use the run the numbers. You live in the midwest so property values aren't too bad over there. If you can't afford a solid area to house-hack with $30k, you have many options including FHA or going a little further out. Just don't compromise your safety. A tip that my friend said was to ask the local cops whether they would be OK if a family member rented a house in that neighborhood.

If your area isn't too competitive, a realtor might not be a bad option for your first house-hack. If it is though, you need to look off-market for deals and you can even use D4D + DM or doorknocking.

Yes. You do *NOT* want to mention the divorce, they'll feel preyed upon. You do want to include the main selling points for people in distress and are motivated, assuming that you can execute (cash offer, quick close, etc.)

You can split test it yourself, for us we always use variable field data because the response rates increases by at least 2 fold with it (much more in some cases). The more personalization, the less likely your DM is going to be treated as spam.

How much are you paying per piece of mail with what type of postage in the price per piece? 

Pro-tip: Use 1 batch of postcards with first class mail then and then switch to yellow letters. Why? The first class postcards will bounce and save you a lot of money from mailing a bad address from subsequent batches and you can skip-trace the bad addresses for very valuable leads. Also, switching to standard mail afterwards saves money.

Agree with Adrien. 

You should give them your last name and carry yourself as a professional. You have nothing to hide if you are doing business properly. Please keep in mind that you're mailing to people who may be in difficult situations and they are often not in the best moods. It takes a thick skin to operate in our business. Learning how to listen for distress, motivation and flexibility while communicating valuable information to the seller to win them to your side to close the deal are all things worth practicing. You will greatly increase your conversion rates by doing so. If you are having a hard time, try calling some FSBOs on Craigslist to practice.
