Hi @Leira Alamo, in order to buy with an FHA loan for a multi-family property, you must qualify with both mortgages being counted against your debt to income ratio, without considering the possible rental income that you would make from renting out your departing residence. The only way we can get around this is if your new primary residence is more than 100 miles away from your current property, in which case you will be able to qualify as if there was only one mortgage being counted. This is known as the 100 mile test. Feel free to reach out with any questions! I'm a local here in Miami.

Alot of lenders won't lend for mobile homes, but there are still some that do. Feel free to reach out with any questions. @Jason Rogers

Nice to meet you @Roque C., I am a fellow lender and local here in Miami. If you qualify for a full documentation loan that will offer better rates than a DSCR loan, take the full doc loan. DSCR loans are generally for people that do not have verifiable income. Happy to help you in anyway that I can.

Brokers do not always equate to higher closing costs. Maybe if you're doing a non q-m loan, but if it's a regular conforming loan, definitely not true.
