The rest of the story
His parents would have gave him money but he didn't want his Dad tell him to quit spending everything he makes.
it was one of his brothers tax that came in, most of the family have been working in North Dakota the past few years.they make good money and blow a lot of it on toys but they have always did me right
Their wife's usually stay here while they work and they get four days up to six weeks off at times and so they come back to oklahoma.
This ones wife went with him and decided she didn't want to be in ND and rather than stay with family wanted to rent a place here.
I sold 15acres to his brother most of the family helped him pay it off in only fourteen months. and he bought his first PU Truck at 17 from me.

I know that most of you will say no way!
Someone brought over a motorcycle with signed title wanting me to keep it until they paid the Security deposit and the other part of last months
They do have the first month and most of last.(I rent to a relative of theirs now)
I am curious if anyone has done this? If so was it a written agreement of some sort?
I know a guy who does it this way at times and has no written agreement
I have held items until they finished the down payment on a land purchase in the past .It was arranged as if they were renting storage space
What do you think?

I have painted it
I went to remove it once and the wall was rough so left the paneling on and I covered it with heavy duty commercial wallpaper
it was the $300+ a roll type I picked up for $10 bucks a roll(I bought it all)
I also did a dining room that was panel I just covered top half of panel with the wall paper and left bottom like it was and added trim

When you do hire someone you can learn by watching them . I still do some of the repairs but you can only keep up with so many property's and have to use a handyman
At times you may want to try some repairs yourself to get it done right then,if so ,there are lots of examples on you tube to look at .

I have heard that about several states and don't know for sure but doubt it
I didn't see anything here
http://www.tenant.net/Other_Areas/Massachusetts/sanicode.html
Third post mentions a Ma law but nothing to back it up below
Under Massachusetts law rental living spaces that have to adhere to 105 Code of Massachusetts Regulations 410.000: State Sanitary Code Chapter II: Minimum Standards of Fitness for Human Habitation. Repairs must be made to substantial defects that violate these provisions. Every municipality has its own local building and health codes, but these minimum legal occupancy requirements for the state are the threshold that must be met for habitability.
I guess it's possible it could be a local rule
